Local Experience
A Historic Downtown Surrounded by New Construction
Apex home inspections mostly mean new construction — the town is mostly one story, and it’s a recent one. A small, well-preserved historic downtown sits at the center of a town that’s otherwise been built almost entirely since 2000. Most of what we inspect in Apex is new-construction and one-year warranty visits, not decades of deferred maintenance — a very different conversation than an older Triangle town. We inspect both ends of that spectrum every week to the same standards of practice.
As Licensed General Contractors as well as Home Inspectors, we don’t just flag a problem — we can walk you through the repair process behind it and what the work actually involves. If you’re getting ready to list, Dave’s guide on preparing your home for inspection is worth a read before we arrive.

What We Typically Find
Historic Downtown vs. New Construction
Apex’s older homes are a small, distinct pocket — almost everything else is recent.
Historic Downtown
Downtown Apex
Apex’s well-known historic downtown, centered around the old train depot, holds a small number of older homes predating the town’s growth. It’s a genuine landmark, but a small share of what we actually inspect.
- Original or partially-updated wiring and plumbing
- Crawlspace moisture and ventilation, common in this era of construction
- Roofs and HVAC systems well past a single owner’s install date
Post-2000 Growth
New Construction, Almost Everywhere Else
The overwhelming majority of Apex has been built since 2000, and inspections here skew heavily toward new-construction and one-year builder-warranty visits.
- Pre-drywall phase-inspection opportunities while framing is visible
- Items still covered under a builder’s one-year warranty
- Drainage and site-grading around newer foundations
Worried About Mold? We Can Test For That.
Apex home inspections sometimes turn up mold concerns worth a closer look. Based on what Dave sees inspecting homes throughout town, A-1 offers air and surface mold sampling as its own service, arranged alongside your inspection, performed by a MICRO Certified Mold Inspector with over a decade of hands-on experience in crawlspace moisture, one of the places mold most often starts.
Treat it as a first step: it tells you whether elevated mold is present. If levels come back elevated, the next step is an accredited environmental professional whose credentials go beyond ours — mold remediation isn’t something A-1 performs. Because North Carolina’s Standards of Practice exclude environmental concerns, mold sampling is scheduled under a separate agreement, not bundled into a standard inspection.

Mold Inspection & Testing
Air and surface sampling by a MICRO Certified Mold Inspector, scheduled as its own service alongside your inspection.
Thermal Imaging
Infrared scans reveal hidden moisture and insulation gaps behind walls and ceilings — no demolition required.
Drone Inspections
FAA-licensed drone pilot capturing 4K roof and chimney footage — useful on both steep in-town rooflines and tall new builds.
Crawlspace Evaluation
Especially relevant on Apex’s older downtown homes, where crawlspace moisture and ventilation issues tend to show up.
Commercial Building Inspections
Assessments for retail, office, and mixed-use properties around Apex’s growing downtown and commercial corridors.
Radon, mold sampling, thermal imaging, drone imagery, and air quality testing are ancillary services arranged under a separate agreement. North Carolina’s Standards of Practice for home inspectors exclude environmental concerns, so these are in addition to — not part of — a standard home inspection.

Common Questions
Apex Inspection FAQ
Answers to what buyers and sellers ask us most about Apex home inspections — schedule, pre-drywall timing, warranties, and mold.
Most inspections are scheduled within 1–3 business days, with same-night digital reports so you can stay inside your due-diligence window.
It’s worth considering. Once drywall goes up, framing, wiring, and plumbing are hidden. A phase inspection lets us look while it’s still visible, in addition to your one-year builder-warranty inspection once you’re in.
Yes, definitely. Builders miss things, even on a brand-new build. A one-year warranty inspection gives us a chance to flag anything that’s still covered before your builder’s warranty runs out — something we see often with buyers in Apex’s newer subdivisions.
Yes — we regularly inspect homes throughout southwestern Wake County, including Holly Springs and parts of Chatham County, plus our other Triangle service areas in Fuquay-Varina, Cary, Holly Springs, and Raleigh.
Yes — mold testing is an ancillary service with its own agreement, not part of a standard home inspection. Because North Carolina’s Standards of Practice exclude environmental concerns, our inspection reports disclaim them, so testing is scheduled separately when a client wants it. Dave holds the Certified Mold Inspector (CMI) credential from MICRO and personally performs air and surface sampling with lab analysis — something that comes up more often in Apex’s older downtown homes, where crawlspace moisture is a common starting point.
Think of it as a first step, not a fix: it tells you whether elevated mold is present. From there, an accredited environmental professional (with credentials beyond ours) handles anything found. North Carolina doesn’t license mold inspection at all, so it’s worth asking anyone you hire exactly what their certification covers.
