Local Experience

One of the Triangle’s Newest, Fastest-Growing Towns

Holly Springs home inspections mostly mean new construction — the town has almost no old housing stock to speak of. A small original town center sits at the middle of what is otherwise a town built almost entirely by master-planned communities since the 2000s. Most of what we inspect here is new construction and one-year warranty visits, and the questions worth asking are about the build, not decades of deferred maintenance. We inspect both ends of that spectrum every week to the same standards of practice. As Licensed General Contractors as well as Home Inspectors, we don’t just flag a problem — we can walk you through the repair process behind it and what the work actually involves. If you’re getting ready to list, Dave’s guide on preparing your home for inspection is worth a read before we arrive.

Holly Springs home inspections — interior and exterior home inspection by A-1

What We Typically Find

Original Holly Springs vs. Master-Planned Growth

A rare older pocket, and a town otherwise defined by planned communities.

Original Town Center

Original Holly Springs

A small number of older homes sit near Holly Springs’ original Main Street, predating the town’s rapid growth. It’s a genuinely small share of what we inspect.

  • Original or partially-updated wiring and plumbing
  • Crawlspace moisture and ventilation, common in this era of construction
  • Roofs and HVAC systems well past a single owner’s install date

Master-Planned Growth

Master-Planned Communities

The overwhelming majority of Holly Springs has been built as large, planned communities since the 2000s, with active construction still ongoing in several. Inspections here skew heavily toward new-construction and one-year builder-warranty visits.

  • HVAC sizing and grading issues typical of production-built homes
  • Items still covered under a builder’s one-year warranty
  • Drainage and site-grading around newer foundations

Still on Well & Septic? Here’s What We Can Do.

Holly Springs home inspections sometimes turn up private well and septic systems instead of municipal water and sewer — a share of the town, especially toward the outlying edges beyond the master-planned communities, still relies on them. While A-1 are not licensed septic inspectors, we can walk you through the general system components, common issues, and maintenance schedules, as well as refer you to a trusted licensed professional to perform a full inspection on the system. The mechanical components of a well are handled by those same specialists or a dedicated well company.

Water quality is a different matter: we can perform laboratory-based testing of your well water for bacteria, lead, nitrates, and nitrites, including the sampling required for FHA/VA mortgages. It also pairs naturally with in-home radon testing while we are on site.

Common Questions

Holly Springs Inspection FAQ

Answers to what buyers and sellers ask us most about Holly Springs home inspections — schedule, well & septic, warranties, and more.

Most inspections are scheduled within 1–3 business days, with same-night digital reports so you can stay inside your due-diligence window.

A-1 are not licensed septic inspectors, so we don’t perform that inspection ourselves — but we can walk you through the general system components, common issues, and maintenance schedules, and refer you to a trusted licensed professional for the full inspection. The same goes for a well’s mechanical components. We can, however, perform laboratory-based testing of the water itself for bacteria, lead, nitrates, and nitrites, including the sampling required for FHA/VA mortgages.

Absolutely. Builders miss things. A one-year warranty inspection catches issues while they’re still covered, before your builder’s warranty expires — common for buyers in the newer Holly Springs subdivisions.

Yes — we regularly inspect homes throughout southern Wake County and toward the Chatham County line, plus our other Triangle service areas in Fuquay-Varina, Cary, Apex, and Raleigh.

Yes, as an ancillary service with its own agreement — not as part of a home inspection. North Carolina’s Standards of Practice exclude environmental concerns, and our inspection reports disclaim them, so mold testing is scheduled in addition to the inspection. Dave holds the Certified Mold Inspector (CMI) credential from MICRO and performs air and surface sampling with laboratory analysis.

Treat this testing as a first step: it tells you whether elevated mold is present. If levels come back elevated, the next step is an accredited environmental professional whose credentials go beyond ours. Worth knowing — North Carolina does not license mold inspection at all, so it is fair to ask anyone you hire what their certification actually covers.

Not at all — new construction still needs a full inspection, just a different one. Builders miss things, and issues like improper flashing, drainage grading, or HVAC installation errors show up even in homes built within the last few years. If you catch us early enough, we can also do a pre-drywall phase inspection while framing and wiring are still visible, which isn’t possible once the walls close up. It’s a different set of concerns than an older home, but no less important.

Still have a question? Send it to Dave.
